Hope Ranch

Think of Hope Ranch as Montecito West.  With roots in Native American history and later used for sheep and cattle, Hope Ranch is steeped in heritage and prestige.  Today, the enclave revolves around the equestrian life with bridle trails meandering through it's 1,800+ acres.  Luxury, privacy, history...Hope Ranch offers it all.


Beach

Santa Barbara is known for it's beaches, but rarely are stretches of it considered private.  Hope Ranch Beach is easily accessible for residents, and features a gated entrance and parking lot.  The summer months see attendants at the gate and lifeguards in the tower. 


Shopping

While there aren't any businesses within Hope Ranch, it's just a quick jaunt across Highway 101 to get to the La Cumbre shopping center and upper State Street.  Hope Ranch is also centrally located between Goleta and Santa Barbara, where you can find big box stores and boutique vendors respectively.


Real Estate

Hope Ranch is synonymous with expansive estates, large lots, and high prices.  Homes in this neighborhood consistently sell into the 8 figure range.  Given that there are only a few hundred homes in the area, yearly sales are usually limited to 20 or 30.  The graph below shows the median sale price going back to 2017, with the number of sales shown in parenthesis on the x-axis.  Both 2020 and 2021 featured more sales and higher median prices despite the pandemic.

Schools

Private school advocates will take advantage of the Laguna Blanca "Middle" and "Upper" schools for grades 5-12.  The school is conveniently located just off the Las Palmas Drive thoroughfare.  Parents who prefer public school will send their kids to Vieja Valley Elementary School, which is located at the edge of Hope Ranch near the intersection of Hollister Avenue and Modoc Road.


Golf

The main attraction is La Cumbre Country Club, which wraps around Hope Ranch's iconic lagoon.  Set against the backdrop of the Santa Barbara mountains, this course is scenic and welcoming.  Also nearby are the Santa Barbara Municipal Golf Course and Hidden Oaks Golf Course.


Parks

Like most of Santa Barbara and Montecito, Hope Ranch is surrounded by outdoor space.  Directly to the west lies More Mesa and it's bluff-side trails.  To the east is Elings Park, a haven for hikers, bikers, paragliders, and festivals.  At the coast sits Arroyo Burro Beach Park and the Douglas Family Preserve, the ultimate spots to take your dogs.
